Is flood insurance included in a standard homeowners policy?

I get asked this question more than almost any other during the spring rains. Many people assume they are covered, but the short answer is that is flood insurance included in a standard homeowners policy is a big no. It is one of those things that most of us do not think about until we see water creeping toward the front porch or until we watch the news coverage of a flash flood in a neighboring county.
It always surprises me how many folks discover this fact after they have already started mopping up their basement. Dealing with a flooded basement in our part of the country feels a bit like a mandatory rite of passage, but it is one I would prefer you skip if possible. I have spent fourteen years helping families and businesses across Missouri and Illinois get their coverage sorted out, and the most important thing I tell them is to look at their policy documents before the sky turns gray.
Why standard home policies leave out flood damage
Most standard homeowners policies treat flood damage as an excluded event. If a pipe bursts in your kitchen, your policy generally has your back. However, if water rises from the ground up or flows in from the street due to heavy rain, that is considered a flood. Insurance companies draw a very sharp line between plumbing failures and acts of nature.
The distinction is frustrating, I know. It can feel like the insurance company is picking and choosing what counts, but it comes down to how the risk is calculated for your zip code. Because flooding is often considered a widespread event rather than an individual accident, it requires a separate policy. This is why you need to confirm is flood insurance included in a standard homeowners policy is not the case for you, and why I help my clients secure the right protection to fill that gap.
What flood insurance actually covers for your property
When you have a dedicated flood policy, it typically covers two main areas. It covers the physical structure of your house, including your furnace, water heater, and flooring. Then there is coverage for your personal belongings, like furniture, electronics, and those bins of old holiday decorations we all store in the lower levels of our homes.
It is important to remember that flood policies have specific limits. You choose the amount of coverage for the building and for your contents. If you live in a flood-prone area here in Missouri or Illinois, you might want to look at higher limits. Getting the numbers right means we have to look at the replacement cost of your home and everything inside it, not just what you paid for it years ago.
How to assess your specific risk level
You do not need to wait for a disaster to figure out where you stand. You can look up your property on official flood maps to see if you are in a designated high-risk zone. Even if you are not, it is worth noting that a significant percentage of flood claims happen outside of those high-risk zones. Sometimes a new development nearby changes how the water drains, and suddenly your backyard is the new local lake.
Practical steps for homeowners this week
- Check your current declarations page to see if you have any water damage riders or exclusions.
- Ask me to run a flood zone check for your specific address in Missouri or Illinois.
- Keep a list of your valuable belongings stored digitally in case you ever need to document a loss.
- Clear out your gutters and check your sump pump before the heavy spring rains arrive.
Preparing for a potential flood is not the most exciting way to spend a Saturday afternoon, but it is much better than dealing with the alternative. I see the results of these storms every year, and having a plan in place makes a world of difference when the water starts rising. Taking ten minutes to understand your coverage now is the best way to make sure you can sleep soundly when the next big thunderstorm rolls through the Saint Peters area.
